Best Math Ever! My all time favorite & I hate Math.

I have been reading real estate books for years & have several that are favorites but this book is hands down the best. The first time I skimmed it, I thought oh nothing new here & was going to throw it out! For some reason ( probably bored) I later picked it up again & I am so happy I did! It was, in fact, totally new info! I now have a much clearer idea on the math to see if a rental is a good purchase or not, and no longer feel guilty to negotiate prices down. In fact they explained the process really well. They help you understand how different financing options can make sense. In addition, unlike the authors, I like to manage my own properties... but liked the idea of pretending to renters, if needed, that I am not the boss but work for a company. As a woman I think this is a practical idea. All I have to do is print business cards! I am buying more of their books. I hope to buy another rental within the year & plan on using everything I learned.

Best Guide to Financial Freedom!

If you want a roadmap to success and financial freedom through real estate, but this book! They are straight forward and ease you into each step in the process. As they explain, you don't bed to know a lot about real estate, but you need to leverage people who do you be a part of your team. Let the team (property manager, banker, broker) do what they are good at, and you focus on finding homes and making deals. I can't wait to get started!

Better than the rest

I've read a lot of investment books. This one is one of my favorites. I like it's candid approach. The author's tell you outright that the strategy is not get rich quick, but get rich slowly. I am an intermediate investor and have learned several of the techniques through trial and error on my own, which lends a lot of credibility to the material for me personally. Some of the material may not be for everyone. For example, I read one reader's review that disagreed with the author's advice to hire a property manager. I happen to agree with the author's: it makes much more sense for me to hire someone to handle the hassles of collecting rents and making repairs, etc. My time is much more valuable than that. For the same reason I hire a gardner to take care of my yard - I have much more important things to do, like researching the next market, or doing comps, or formulating deals. The book is heavy on negotiating skills (Roger Dawson) as well, which I find very applicable to my profession as an investor, as well as other aspects of my daily life. Literally within a day of reading the section on negotiating, I was putting some of the techniques into practice. I highly recommend this book.
